Phase 1-2 and Phase-3: Your Board’s signed on June 16, 2017 a professional services contract with Golder Associates-Berger ABAM consultants for a Dune Erosion Protection conceptual study analysis of several alternatives to provide erosion protection to several of our building on the primary dune fronting the Pacific Ocean. During the winter of 2015-2016 there was up to 75 feet of primary dune eroded away in front of Buildings 7 & 8 and with 10-40 feet erosion in front of Building 1 In addition, there was an additional land ward gully erosion in front of Building 8. That gully was repaired with 1000 cubic yards of sand, coir mat, and tree logs anchored into the beach for added dune toe erosion protection. Subsequently, during the winter of 2016-2017, there was another small gully erosion in front of Building 8 southerly of the repaired area. That erosion was repaired using 500 cubic yards of sand, coir mat, and anchored tree logs. Those areas are fenced off to keep pedestrians off the restoration areas that are being surface restored with dune grass. The lost 75 feet of dune in front of those two buildings means there is about 80 feet between those buildings and the dune face.
The professional consultants conceptual study and report should provide recommendations towards a long term-permanent solution to provide erosion protection to all buildings of the HOAs. Their initial report should be provided the Boards by early September 2017 after which time the Board’s would provide the consultant’s recommendations to unit owners along with each Boards recommendations to their owners.
